
THE HOUSE
Built at the turn of the twentieth century during the Porfiriato — Mexico's most architecturally ambitious era — this is a house that has never stopped being extraordinary. Its cantera stone facade, baroque moldings, wrought iron arches and original oval window have stood on this street for over a hundred years. What Habitación 116 did was not restore it. They revealed it.
The result is one of the most singular residential experiences in Mexico City — a private historic mansion where every room carries the weight of a century of history and the lightness of design that knows exactly what it is doing.
THE SPACES
Step through the entrance and the city disappears.
The heart of Casa 9A is its private interior courtyard — a lush, enclosed garden that functions as a living room, a reading room and a morning ritual all at once. Mature trees, tropical palms, fiddle-leaf figs and bamboo create a canopy that filters the light in a way no architect could plan. It simply grew that way. Rope chairs, white marble tables and the sounds of birds — not traffic — are what greet you here.
The covered terrace connects the courtyard to the interior through floor-to-ceiling steel and glass doors that open completely, erasing the line between inside and out. A caramel leather sofa, a rattan armchair and a mid-century coffee table anchor the space. Linen curtains in amber. Palms pressing against the glass from both sides.
The library is a room that stops you. A double-height bookshelf in warm wood runs the full length of the wall — hundreds of books, carefully collected, genuinely readable. A round dining table with Wegner chairs sits at its foot. A steel-framed window frames the garden like a painting. This is the kind of room that makes you stay one more day.
And then there is the stained glass. A monumental hand-crafted vitral — a deer in a botanical forest scene, framed in amber and frosted glass — anchors the dining room wall. It is not decorative. It is the soul of the house. The Nespresso station sits below it, which is exactly the right note.
THE BEDROOMS
Four bedrooms. Each with its own private ensuite bathroom. No sharing, no compromises.
Each room was designed by Habitación 116 with the same intention that runs through the entire house — materials that earn their place, proportions that feel considered, light that arrives at the right angle. The house sleeps eight guests without anyone feeling crowded, because the common spaces are generous enough to absorb a group and intimate enough for two.
THE SERVICE
